ARTICLE 1
TITLE AND JURISDICTION
These regulations, including the zoning district maps made a part hereof, shall be known and may be cited and referred to as the "El Dorado Zoning Regulations", and shall hereinafter be referred to as "these regulations."
These regulations shall apply to all structures and land within the corporate limits of the City of El Dorado as shown on the zoning district map, as may be amended by annexation of new territory into the City.
ARTICLE 2
PURPOSE AND INTENT
- These regulations adopted pursuant to the provisions of K.S.A. 12-741, et. seq., are intended to serve the following purposes:
- To promote the health, safety, morals, comfort and general welfare of the City;
- To preserve and protect property values throughout the City;
- To restrict and regulate the height, number of stories, and size of structures; the percentage of lot coverage; the size of yards, courts, and other open spaces; and the density of population;
- To divide the City into zones and districts; and
- To regulate and restrict the location and use of structures and land within each district or zone.
